How does the process work?
  • Select you floor plan and any customizations
  • Prepare a land contract for purchase and closing of the land. This contract will require the buyer to provide proof of financial wherewithal to complete the build-out. The contract also requires the buyer to agree to the terms of a construction contract with Lifestyle Contractors (?) prior to closing on the land.
  • After closing on the purchase of the land, the buyer will finance the construction of the home.
How much are COA fees and what's included?

The initial budget for the association sets the fee at $1.20 per square foot per year. This amount is billed annually. The fee covers common area maintenance, amenities, lawn care/landscape maintenance, water service, sewer service, and trash service.

Does the COA maintain the buildings?

No. Hazard insurance and exterior building maintenance are the homeowner’s responsibility.

Do I have to use a certain property manager?

There is no restriction in the community for use of a certain property manager.

Is there lake access for all owners and guest?

There is a common lake area extending to the lakefront. Any improvised trails to access the lake is subject to approval by the Corps of Engineers.

Can I make customizations not mentioned in this brochure?

Our goal is to deliver a quality, master-planned community in an efficient manner. In order to accomplish this mission and deliver a high-quality, finished product efficiently, we have limited the number of changes and customization that can be made to only those listed in this brochure.

Do you have pro-formas for rental income?

We develop, design, and build homes. We’ll leave the rental and income projections to the professionals in that field. We recommend contacting one of the qualified property management companies in the area.
